Great news! The solicitor has received your signed paperwork, and they can now begin working on your claim, which means our work on your case is now complete.

Our Role

At this stage, we hand over the reigns to to the solicitor who is managing your claim, which means our part of the journey has come to an end. Don’t worry, you’ll be left in very safe hands and if you need us for anything, you are welcome to message us.

Before we say farewell, we will provide you with information on what happens next, so please continue to read below.

Letter Before Action

The first stage of the claim is going to be sending a letter before action to the defendants (the landlord), which will detail exactly what you are claiming for and set out the amount of compensation they are seeking on your behalf.
 
The solicitors will aim to have this letter drafted and sent within no more than 14 days from the date you have signed the paperwork. The letter will then allow the defendant a period of 14 days to reply, however this can be extended to 28 days.
 
During this time, the solicitor will not provide any update until either; a) they receive a reply from the defendant or b) the letter before action has expired, at which time they will be in touch with you to discuss the next steps on your case.
 
So, things might go a little quiet now but please rest assured your case is being worked on.

Additional Documents & Evidence

In order to help your claim run as smoothly as possible, it would be helpful if you can send over any of the following additional documents you have to help support your claim.
 
Don’t worry if you don’t have anything else, or if something is not applicable in your case. The following are just helpful as the claim gets underway for the solicitor to have.
 
If you have already sent us any of the below we do not need you to re-send, we will have it in your file.
 
  • Photos or videos showing the condition of the property.
  • Any emails or messages you have between yourself and the landlord about the condition of the property / or referencing the deposit.
  • Rent statements or bank statements showing your rental payments.
  • A reference that the landlord has given you.

You can send these to us via WhatsApp or Email, and we will add them to your case file.

Claim Updates & Timescales

As mentioned above, our role in your tenancy deposit claim is now complete. Your claim will now be handled entirely by the solicitor we’ve paired you with and as they are a separate company, they are not permitted to share any information with us regarding the details of your case or the outcome.

If you’d like an update on your claim, your first point of contact should be the law firm directly. You can either give them a call or email them using the details provided in your paperwork.
 
If you need us to send across the contact details again please just let us know.
 
Please allow the solicitor up to 30 days from the date you sign the paperwork.
 
Equally, be aware they are not as quick as us to reply to emails. We are specifically set up to be able to reply to queries within 24 hours. Unlike us, they have to attend court hearings and prioritise files based on deadlines set by the court, so please do allow them at least 7 working days to reply to your email(s) or call(s).
 
If something urgent has happened relating to your case, where possible, ensure you phone the solicitor instead of emailing for a faster resolution.
 
Of course, if you are struggling to get in contact with the solicitor, please let us know and we can chase this up with them. However, please only do this after trying to contact them directly and allowing a reasonable amount of time for them to reply.
